Rent Increase During Covid

One of the most common landlord questions is “Should I raise my rent?”. There are a few things you need to consider before increasing it.

At Visture Property Group, we do not increase the rent until the next tenant turnover. Unless the rent is significantly under the market value. But, if it’s on the market value, we prefer longer tenancy rather than a tenant turnover every single year.

WHY?

Folks, tenant turnover is expensive. Not only that you have a risk of being vacant but the risk of advertising is there as well. It can costs $200 up to $400 for advertising to fill an apartment. The risk of being vacant in a month can costs you more than the monthly rent of your property.

Visture Property Management is here to help you realize that the risk is not worth it. Advertising costs are way higher than the 2% rent increase you’re going to get.

Remember to increase your rent if it’s below the market value, folks!

WARNING: Property Management Vs. Property Maintenance

As a property management company in Peterborough Ontario, we spend our time caring for tenants. Many of the apartments we manage in Peterborough are owned by other real estate investors (aka: landlords or rental housing providers). If you are one of these real estate investors, selecting a good property management company in Peterborough is paramount to ensure you maximize your ROI and minimize your risk.

One possible issue is that many property maintenance services companies fancy themselves property managers in Peterborough and I must warn you; these are NOT THE SAME.

Property maintenance companies provide a service such as snow removal, lawn care, maintenance work, etc. Property management companies handle tenants, marketing your apartments, inspections, move-in, move-out, day-to-day tenant care. Many property management companies in Peterborough will utilize the services of a property maintenance company to help with the maintenance and that’s ok.

The problem occurs when real estate investors, landlords, rental housing providers (that’s you reading this) try to hire a property maintenance company to do property management. Professional Characteristics

We are searching for right candidate to join our dynamic team at Visture Property Group as a Property Management Assistant. The right candidate for this position will have very good written and oral English communication skills. You must have a positive attitude and be solutions focused for client happiness and business success. This role is very autonomous and will afford you plenty of flexibility. However, you must be a self-starter and eager to improve yourself.  You must be a decisive individual that can review the facts and make a decision and is willing to learn from your and our mistakes. 

Requirement

We require approximately 30-40 hours a week of work. A driver’s license and a vehicle is required.

Critical Skills

  1. You will manage and oversee other property management coordinators, property maintenance people, contractors, trades people and other suppliers to ensure the work gets done.
  2. You will spend much of your time on the phone coordinating with suppliers and clients so phone communication skills is important
  3. You will manage all incoming and outgoing email so being confident to craft emails from scratch (not templates) is important
  4. You will manage client files in our web-based business system www.buildium.com and www.podio.com
  5. You will manage apartment listing on web-based business systems like WordPress, Kijiji and other advertising platforms so being confident with these systems is key
  6. You will manage client files on Google Drive
  7. Although not critical a good general knowledge of accounting would be an asset. 

Duties & Responsibilities for PROPERTY MANAGEMENT ASSISTANT

Manage and oversee the day-to-day operations

    1. Manage the email inbox
    2. Coordinate general contractor maintenance and repairs
    3. Follow up with clients on contractor maintenance and repairs
    4. Follow up on bills for contractor maintenance and repairs (2 strike rule)
    5. Manage mail & correspondence received
    6. Create procedures to manage day-to-day operations
    7. Manage Google Drive and documentation.
    8. Manage data in Property Management Software

Manage and oversee apartment marketing & sales

    1. Following the system developed by Visture, you will launch advertisements for apartment openings on Kijiji, WordPress and other websites
    2. Coordinate new client applications by phone to book meetings for the CEO
    3. Manage and coordinate apartment viewings, when apartments are available
    4. Create procedures to improve client sales
    5. Manage property management software (buildium.com), client documentation and client communications
    6. Work directly with the CEO and Managing Partner to manage and coordinate post on Facebook and wordpress blogs
    7. Register Financial transactions in Buildium 

Manage & coordinate promotional activities and campaigns

    1. Purchase and coordinate welcome gift & welcome communications for new clients and follow up to ensure they have been properly received
    2. Purchase and coordinate birthday gifts and follow up to ensure they have been properly received
    3. Purchase and coordinate Christmas gifts and follow up to ensure they have been properly received
    4. Manage & coordinate special events such as BBQ
    5. Create procedures to ensure proper coordination of promotional campaigns

Also any other duties and responsibilities that arise from time to time
